Time share purchase financing is a lot like a home mortgage with one obvious difference: you don’t have to get one in the first place. People get along quite well without even considering a loan on a time share purchase. Home mortgages aren’t a must either but a permanent residence is: vacation digs can be postponed indefinitely.
It seems obvious at least. But when exposed to the high pressure sells presentation and significant others things get weird. Try to keep your wits about you when this happens. It’s real easy to be logical in your den back home. Sitting at the computer trying to balance the budget will always lead to a more sensible conclusion.
Listening to a sells presentation in a very nice resort that is putting you up comfortably–that’s different. Staring at the sunrise over water didn’t make anyone worry about the stack of bills back home ever.
Try to remember that stack of bills back home though. There are lots of creative financing techniques that are fine for a primary residence. These are generally a bad idea for something like a time share purchase though. These creative financing methods are used for people having trouble getting into a home and aren’t appropriate for non-essential purchases.
Generally, it’s best to only finance the minimum amount necessary. Put as much money down as possible. Finance for the shortest term possible. This will ensure a lower interest rate and probably save a great deal of money over the length of the loan. Don’t buy anything unless you are very comfortable with the payment. If you are able to buy though don’t skimp just to save a few dollars that you’ll probably waste on something else.
If you commit to a 350 square foot efficiency to save money you might really regret it next year. By then the price of the 600 square foot units may be higher and the 1000 square foot units might be sold out entirely. When in doubt it’s always best to just stick to time shares for rent until the time to buy seems better.
