An often overlooked opportunity of time share rentals are the off season weeks. Colorado time share rentals that cater to the skiing tourists are a prime example. One may not want to buy off season weeks in islands with typically bad hurricane seasons though. But few places on earth are as beautiful as Colorado in the summer and fall. Florida Time Shares Have Year Around Charms

Florida time shares don’t shut down now that spring vacation is over. Nothing could be farther from reality. As the sun blazes into yet another southern summer tourism heats up too in the 27th state to join the union. It is almost incomprehensible but the uncomfortably hot Florida summers are peak season.

Florida time shares are available in remarkable variety. High rises and villas as well as resorts that pretend to be other places–all designs converge in Florida. The Hemmingway Keys are still in tact as are the Buffet parrot head bars. Every cliché is in fact a fact. Florida is nothing if not intense. For those who haven’t been there in a long time there is little different. It is just more intense.

The resorts are closer. That’s one intense construction climate. The population is larger. Intense immigration is a large part of that. And the costs which were not cheap at any time in recent history are higher. Intense cost of vacationing is at work on the local economy.

But intensity is that upon which a certain element of society thrives. Florida time shares are for that part of society. The intense ones. Some would say that just doesn’t reflect the retiree’s. It does though. There are an intense number of senior citizens!

Florida is the only state in the continental US that contains a subtropical climatic region. That makes the place as unique as anywhere in the world that can be reached from Canada by car. It is the cold of those northern climates that still leaves us in awe of Florida’s. Despite all of the downsides in this state there is still one undeniable fact. Time Share Off Season Far From The Crowds

Off season time share rentals or purchases may be better than high season. Consider the amenities offered at most of these time share resorts. Even though most would come to a particular resort for skiing the rest of the year might be just beautiful.

Colorado time share resorts are a classic example. There may not be any monetary advantages to the off season. There are lots of simply under rated reasons to visit during the non-skiing seasons. The extreme numbers of resorts geared toward skiing combined with remote accommodations that close in the winter create a summer surplus. Resorts like those owned by Marriott timeshares are luxurious all by themselves in any weather.

It is always a cinch for avoiding crowds to buy a time share during the least desirable weeks. Why would anyone visit a place during the rainy season? Well cultural attractions might be the big drawing card. Local art museums are good in any weather. Shopping may in fact be a primary entertainment and functional activity. Most restaurants are noticeably better during the off season. And finally air fare can be half as much at low use times.

Take a look around. A destination may have simply over built based on a popular local event. Toronto has more visitors during the Shakespearean Festival while Daytona is booked for the Daytona 500. Other weeks may be just as beautiful and lots of fun. Yet the cost of those time share weeks might be far less. Even tiny towns will have a local festival that sends prices soaring. These days the resurgent popularity of hunting has made former off season weeks into the new tourist season in several places.

Ironic local micro tourist seasons created by something like a popular golf tournament spawn over construction. These can create a buyers’ market for perfectly attractive time share weeks.

Time Share Purchase Is Not A Time To Get Creative

Time share purchase financing is a lot like a home mortgage with one obvious difference: you don’t have to get one in the first place. People get along quite well without even considering a loan on a time share purchase. Home mortgages aren’t a must either but a permanent residence is: vacation digs can be postponed indefinitely.

It seems obvious at least. But when exposed to the high pressure sells presentation and significant others  things get weird. Try to keep your wits about you when this happens. It’s real easy to be logical in your den back home. Sitting at the computer trying to balance the budget will always lead to a more sensible conclusion.

Listening to a sells presentation in a very nice resort that is putting you up comfortably–that’s different. Staring at the sunrise over water didn’t make anyone worry about the stack of bills back home ever.

Try to remember that stack of bills back home though. There are lots of creative financing techniques that are fine for a primary residence. These are generally a bad idea for something like a time share purchase though. These creative financing methods are used for people having trouble getting into a home and aren’t appropriate for non-essential purchases.

Generally, it’s best to only finance the minimum amount necessary. Put as much money down as possible. Finance for the shortest term possible. This will ensure a lower interest rate and probably save a great deal of money over the length of the loan. Don’t buy anything unless you are very comfortable with the payment. If you are able to buy though don’t skimp just to save a few dollars that you’ll probably waste on something else.

If you commit to a 350 square foot efficiency to save money you might really regret it next year. By then the price of the 600 square foot units may be higher and the 1000 square foot units might be sold out entirely. When in doubt it’s always best to just stick to time shares for rent until the time to buy seems better.

Hidden Values In Time Share Rentals

When evaluating the true worth of a time share rental or purchase there are some hidden factors. One of these is a simple matter of currency conversion in foreign countries. This can play a very big part in evaluating just how much one location is worth over another. Many web sites supply quick currency converters.

For instance consider the currency conversion from US dollars to that of Belize. Presently one dollar from North America is worth 1.95 dollars in Belize. That is an excellent rate. The present conversion rate in Canada for the American dollar is about even so there isn’t much advantage there. The US dollar still compares favorably against the Mexican peso but not as much so as in the past. Presently the US dollar is worth about 10.48 pesos. The US dollar translates to a whopping 459 pesos issued in Chile.

It’s worth considering these rates before deciding to travel outside of the US at all. This would be a crucial factor before choosing a time share rental location. Certainly those belonging to vacation clubs will benefit from checking the value of the dollar before exchanging for the annual vacation. But the value of the dollar changes pretty quickly and should only factor into a time share rental not a purchase.

Another hidden factor to consider before making a time share resorts purchase is the average annual appreciation in any given location. Some areas are developing at an incredible clip and with a resultant increase in property values. Predicting appreciation isn’t rocket science. It is a matter of public record that should be easily obtained. Worth checking to see one location is appreciating at a high enough rate. The person you will be ten years from now might really thank the person you are now if you play your cards right!

Today’s questionably landscaped start-up resort may be a hot commodity ten years down the road. At that point the time share purchase that seemed like a risky initial investment may be a profitable rental. Of course the opposite is often the case. The time share purchase that seemed perfect may become a worn torn relic that you aren’t happy with and can’t sell. It pays to do a little research.

Is Financing Vacation Timeshares Right For All?

Long term financing: a sound decision when vacation timeshares are concerned? Well it does make most of us a little queasy in today’s economy. We’ve all heard the sad tales of salesmen earning  $100,000 one year being replaced by standard hourly wage earners for one-fifth that. The list of possible problems is endless.

Any item that is financed can come back to bite the seat right out of your pants when that happens. Still there are lots of people in very recession proof professions who nearly never suffer from economic reversals. You can answer that one for yourself. If no one you know in your career field has ever worked less than a sixty hour work week you’re probably okay. Vacation timeshares financing might be for you.

The next question is one of savings, down payments and annual percentage rates. For instance the Disney Vacation Club published cost figures in March of 2007 that gave a range of interest rates and terms. The vacation club is a bit confusing because it has a lot of facets. Basically though the lowest investment on the DVC chart was for $16,640 at that time. This was based on the then new offerings at Saratoga Springs and Animal Kingdom Villas.

The price gave 160 points and those are traded for different options throughout the many Disney Resorts. With the company’s preferred financing and 50% down a one year repayment could at that time be offered. This was then based on 4.95% APR plus annual dues of $659.66 to begin with. The monthly payment would be $712.06 which is steep but brief. The initial down payment of $8,320 would give a lot of us some trouble but not when weighed against other Disney World time share costs. After that first costly year the annual dues can increase but not dreadfully.

Some deeded vacation timeshares are for an unlimited term of years. These DVC resort offerings were set up for a term of fifty years. After that time all parties concerned would reconsider various options for the properties.

Buy Time Share Property As A Hedge Against Inflation

If you want to buy time share property but are intimidated by the financing then that’s a good sign. That only means you are taking the finances seriously. As a rule of thumb though this matter shouldn’t keep you up at night. That would be a bad sign.

Informed decisions are the ones that yield the best results. After all, a decision to buy time share fractional deeds may result in savings over decades of use. As inflation takes prices of hotels through the roof a fixed rate loan will stay the same. Maintenance costs will increase but not necessarily at the same rate as hotels. One of the real problems with hotels is that an enormous tax is levied these days.

Time share offers aren’t yet subject to the same enormous bed tax that hotels and motels are. In some larger cities a bed tax of 15% is added to the room rate. A $100 per night room is in reality a $115 at that rate. Then state and local taxes are added. This may add say 9% or more. Need an extra cot? Add $10 per night. Want to bring a dog? Not many hotels allow them but plan on another fee of $5 at the cheapest motels.

Many other charges are amassed during a stay which are often avoided in a time share. For instance, a hotel may charge quite a bit for room service whereas the average timeshare suite has a full kitchen. Most people can easily open a bag of chips, make a sandwich and grab a soda. A few dollars spent stocking the fridge will avoid enormous room service rates. An awful lot of hotel and motel rooms have a mini-fridge and microwave but cooking, eating and sleeping in the same room is not pretty.

Being pursued by time shares companies with Mexican properties? Stereotypes are made to be broken. Once upon a time Mexico was the brunt of American jokes about enormous rats and un-potable water. Hollywood contributed good old fashioned biker movies featuring a desolate landscape punctuated by seedy bars. Today Mexican tourism is an ever increasingly sophisticated prospect. Still proud of its Tequila and Mezcal production; Mexico is now home to both Golf courses and Eco-tourism.

Modern travel destinations in Banderas Bay, Cancun and Puerto Vallarta to name just a few are exciting and exotic. But don’t visit these and the many other Mexican resort areas expecting to pillage a developing nation: it just isn’t tolerated. Mexico is about a lot more than booze and bikinis. Come to explore the Mayan Temples and view the incredible wildlife. Tours and fishing cruises abound and time shares companies can steer tourists toward them.

Deeded time share opportunities tend to be less available and vacation clubs more prominent in these resorts. There’s a lot of wisdom in this approach. Americans looking for fractional time shares may find offerings in more mundane domestic locations more feasible. Mexico is still a foreign country and as such there are lots of potential problems. Better to consider short range vacation goals in many foreign countries rather than long term financial obligations. But let the budget be the guide. Some of us can afford more financial risk than others can. Often time shares companies are the first to point this out during pre-qualifying.

Exchange your vacation points or find time shares for rent before committing to these locales. Most will find something truly riveting about the endless blues of sky and surf. The humpback whales and bird watching will be awe inspiring to say the least. But some tourists aren’t comfortable with other cultures and would be happier at the Newport Jazz Festival. That’s fine. Try the waters with a carefully researched time share rental unit first. Lots of people enjoy visiting a different location each and every year!

National Park Time Shares? Is That Possible?

No. There aren’t any national park time shares. That would be counterintuitive. However, there are some real close proximities. It’s enormous log construction, totems and Native inspired rugs are a convincing theme if they are in close proximity to one of the world’s busiest tourist destinations. The area around the Great Smoky Mountains affords the same basic scenery as the national park of the same name.
