Florida time shares don’t shut down now that spring vacation is over. Nothing could be farther from reality. As the sun blazes into yet another southern summer tourism heats up too in the 27th state to join the union. It is almost incomprehensible but the uncomfortably hot Florida summers are peak season.

Florida time shares are available in remarkable variety. High rises and villas as well as resorts that pretend to be other places–all designs converge in Florida. The Hemmingway Keys are still in tact as are the Buffet parrot head bars. Every cliché is in fact a fact. Florida is nothing if not intense. For those who haven’t been there in a long time there is little different. It is just more intense.

The resorts are closer. That’s one intense construction climate. The population is larger. Intense immigration is a large part of that. And the costs which were not cheap at any time in recent history are higher. Intense cost of vacationing is at work on the local economy.

But intensity is that upon which a certain element of society thrives. Florida time shares are for that part of society. The intense ones. Some would say that just doesn’t reflect the retiree’s. It does though. There are an intense number of senior citizens!

Florida is the only state in the continental US that contains a subtropical climatic region. That makes the place as unique as anywhere in the world that can be reached from Canada by car. It is the cold of those northern climates that still leaves us in awe of Florida’s. Despite all of the downsides in this state there is still one undeniable fact. Florida contains a small area where orchids can be grown outdoors. Not just in the summer but all year long because the southern tip of Florida is planting zone 10.

National Park Time Shares? Is That Possible?

No. There aren’t any national park time shares. That would be counterintuitive. However, there are some real close proximities. Time Share Purchase Financing Can Be In Budget

Should a time share purchase be financed? The old school knee jerk reaction is that a vacation is intended to be a way to relieve stress. Is there anything relaxing about taking on another debt burden? Probably not. Most people in former times would just say throw a fishing pole in the trunk and de-stress!

Unfortunately, this is often just an invitation to more stress these days. He who takes vacation–even tent camping–without making reservations is doomed. The best locations start filling up by 3pm on Fridays and stay full until Monday all summer long. Even the primitive camps with pit toilets and no showers aren’t free from the throng of motor homes these days. What’s worse is that pitching a tent can cost $30 to $60 per night. It takes a real nature lover to pay more to sleep on a rock than in a hotel bed!

Hard to believe but in the best tourist areas hotels are becoming cheaper than camping. The camper village at Cedar Point in Sandusky, Ohio charges $59 per night. Granted there are advantages to staying inside an amusement park’s confines but the price is getting up there. Second tier hotels within ten miles of Cedar Point like Red Roof Inns, Milan for example charge about the same based on a two week stay. But they are booked up! The area has no time shares. That’s the other problem. The nearest time share purchase to be found is a couple of hours drive away although it is a bargain.

Time share purchase opportunities aren’t located in all tourist Mecca’s. Two weeks of camping in the above example is just over $800. Two weeks at a nice but more distant hotel is just over $800. One year’s annual maintenance fees on a deeded time share is often just under $800. In some cases the price is much less. So after the initial purchase price is paid the cost per year will probably be less than camping.

But just because it’s more comfortable, does that mean going into debt is a reasonable option? That depends on the cost of the time share offers. Some are just too expensive and the annual cost exceeds the cost of other accommodations when the lengthy mortgage is considered. Most aren’t that expensive though. Resale time shares are often very affordable.

The thing to do then is to compare the mortgage to the price of other vacation expenses when added to the credit card balance that is otherwise racked-up during the annual vacation. Now there’s an expense at a very high interest rate. There’s nothing low stress about credit card debt either. Consider all options before undertaking any debt burden. In many cases time shares compare very well.

Time Share Information Sketchy On Closing?

Did the time share information from that new Orlando time share resort include mention of closing costs? Is a timeshare closing service needed? That’s a complicated legal question. Most of the time when buying a new timeshare from a reputable company the closing costs are set. Most companies require this separate fee which is stated clearly in the purchase agreement. Generally, all of the necessary paperwork is prepared and filed for a cost of less than $500 or so.

The problem becomes more complicated with timeshare resales. The time share information may be sparse and limited to the number of bedrooms. When a third party listing service is involved the same closing process is often provided for a similar set fee. But when a bulletin board is used there may be no mention of such things. In this case it may be of use to contact an outside closing service provider.

This is basically as important as it would be in any real estate purchase since a timeshare resale is subject to the same disputes. Divorces, wills and other circumstances will affect clear title. There may be conflicts over erroneous aspects in the sales contract. The wrong week might be specified for instance. This is when the extra money spent on a title search and title insurance are worth the cost.

Most anything that can go wrong in life will occasionally go wrong. Time share information is no exception. That’s not pessimism it’s experience. A lot of rules of thumb apply here. Better safe than sorry is the most applicable. A stitch in time saves nine is another truth of special import in all real estate transactions. Without risking the entirety of Poor Richard’s Almanac lets just say that it’s a penny spent that may prevent a whole lot more from being spent.

No one needs any stress over vacation! Its suppose to be the other way around. Pay for peace of mind.

Time Share Ownership Just Makes Sense!

Getting a time share is not as major an investment as you would think it is.  The initial costs for a time share, such as the westgate timeshares can be less than $30,000, plus closing costs.  On top of that you’ll have the annual maintenance fee and any costs you have in travel to your very own vacation timeshare. 

However, those annual maintenance fees can be quite reasonable.  If you do your research you can find a time share with a low annual maintenance fee and maybe even wrangle the purchase of two weeks a year for your timeshare.  Then you can rent out one of your weeks and use that rental money to pay for the maintenance costs.  So in essence your only investment is that initial purchase price and you get a lovely time share in a beautiful vacation spot that you’ll own for decades and perhaps even be able to pass onto your kids!

Time share ownership is also a great way to take vacations.  You won’t have to worry about maintenance or upkeep on that property for the rest of the year.  The time share company will take care of that and will even take care of billing any visitors you rent your time share too.  Plus, they’ll be able to cut you a check for that rental money or apply it towards your annual maintenance fee.  Hopefully, if you do your research right, you’ll be earning enough in rent to pay the annual maintenance fee and still get a check sent to you with any extra amount of monies leftover! 

Time share ownership just makes sense!

Florida time shares are just the place to be these days.  It’s starting to warm up outside and all the cute chicks are soon going to be hanging out in the sunshine.  Are you going to miss out on the warmth of the sun, the fun on the beaches and the exotic local wildlife that can be found in Florida?
